Unitized curtain wall production line, Shaoxing
Prefabricated construction

Baoye Group has built industrialised housing since 1996. Baoye Curtain Wall makes the prefabricated envelope.

Building industrialisation is one of the Group's three core businesses, alongside construction contracting and property development. Structure, envelope and interior are produced in factories and assembled on site, with the facade made in Shaoxing to the same module as the structure.

Overview

One of China's first housing industrialisation enterprises, with a national research centre and a national industrialisation base.

Baoye Group (founded 1974, Shaoxing; listed on the Hong Kong main board in 2003, stock code 2355) took on the Ministry of Construction's housing industrialisation research project in 1996 and became a national pilot enterprise in 1997. In 2009 it was named a National Housing Industrialisation Base and set up the National Engineering Technology Research Centre for Building Engineering.

The Group has since invested in 35 intelligent manufacturing bases across Zhejiang, Shanghai, Anhui and Hubei, developed its own light-steel and precast concrete (PC) structural product systems, and was named among Zhejiang's first group of construction-industry chain-leader enterprises. Its industrialised buildings serve public housing, real-estate development, industrial plants, public facilities and rural revitalisation projects.

Milestones
Structural and product systems
01
High-rise

Double-wall precast concrete shear-wall structure

German technology (Sievert / Syspro) taken over in 2010 and localised: precast double walls and lattice-girder floor slabs are cast in the factory, placed on site and filled with in-situ concrete, so the finished structure behaves monolithically. Suitable for buildings above 100 m, with integrity and seismic performance superior to conventional cast-in-place work.

02
High-rise

Grouted-sleeve solid precast shear-wall structure

The national standard precast monolithic system: full-thickness precast wall panels with vertical bars spliced through grouted sleeves, combined with precast beams, columns, stairs and balconies. The Group's intelligent grouting equipment and its Anhui component lines supply this system alongside the double-wall system.

03
Low-rise

Light-steel industrialised housing

Developed with Daiwa House, Japan's largest home builder, through the Baoye Daiwa joint venture in Shaoxing Keqiao: cold-formed steel wall and floor panels with integrated insulation, services and finishes, produced in a 16,000 m² plant under resident Japanese engineers. Used for low- and mid-rise housing, villas and rural revitalisation programmes.

04
Structure

Steel structure fabrication and erection

Steel structures are produced in the Group's Shaoxing housing industrial park together with curtain wall and wood products, with an annual production scale of around RMB 2 billion. Baoye Curtain Wall holds a Class 2 steel structure contracting qualification and takes combined facade-and-structure packages.

05
Interior

'Centennial Housing' SI system and prefabricated fit-out

Developed with the China Institute of Building Standard Design: the load-bearing skeleton (S) is separated from the replaceable infill (I). Structure is strengthened and floor slabs thickened to 150 mm, services run in accessible zones with same-floor drainage, underfloor heating and fresh-air systems, and interiors are fitted out with factory-made parts. Design life is 100 years; a building contains roughly 80,000 parts.

06
Envelope

Prefabricated envelope by Baoye Curtain Wall

Unitized curtain wall panels, factory-glazed window walls and GRC + PC integrated exterior wall panels are produced in Shaoxing to the structural module and hoisted with the structure, so the building is closed floor by floor as the frame rises. Insulation, waterproofing, shading and finish are integrated into the panel in the factory.

Production line, Shaoxing
Manufacturing bases

35 intelligent manufacturing bases, from Shaoxing to Shanghai, Anhui and Hubei.

Lines are built with Germany's Sievert and Vollert and Japan's Daiwa House; production is fully mechanised and driven from BIM models through design, production, construction and operation.

  • Zhejiang · Shaoxing Keqiao and Quzhou
A 1 km² industrialised construction base in Keqiao; Zhejiang's first double-wall PC housing line on 10 ha, producing standard precast wall and floor panels for 4,000 homes a year; the Baoye Daiwa light-steel plant; and Baoye Curtain Wall's 70,000 m² facade base.
  • Shanghai · Pudong and Qingpu
Shanghai Baoye's precast plants; the 2015 Vollert line added up to 800,000 m² of wall and floor panel capacity a year. Over 1 million m² of prefabricated buildings delivered at an average prefabrication rate above 40%.
  • Anhui · Hefei, Lu'an, Fuyang, Bozhou
11 intelligent manufacturing bases with a design capacity above 1 million m³ of precast components a year, enough for 5 million m² of buildings at a 50% assembly rate. More than 10 million m² of prefabricated buildings completed or under construction in the province.
  • Hubei · Wuhan, Ezhou Gedian, Xiangyang, Yichang
Precast bases covering the whole province, with mortar workshops and ready-mixed concrete plants alongside the component lines.

Working with us

One envelope partner for prefabricated and conventional structures alike.

Baoye Curtain Wall designs, manufactures and installs the facade; the Group's precast, steel and interior companies supply the rest of the system where a project calls for it. For overseas projects the envelope is engineered to ASTM, AAMA or EN test methods and shipped as finished units from Shaoxing.
